Originally from Thunder Bay, Ontario, Canada, Colleen has called Claremont and the surrounding communities home for many years. A graduate of Bonita High School in La Verne, she earned her Bachelor’s degree in English Literature from California State University, San Bernardino, and her Master’s degree in English Literature from Chapman University.

Before founding Smart Property Services, Inc., Colleen built a diverse professional background with General Dynamics, Coldwell Banker Real Estate, and the Rialto Unified School District. Her real estate experience began first as a property owner and investor, giving her a personal understanding of the responsibilities and challenges that come with owning rental property. She later became a licensed real estate agent and broker and has been personally managing investment properties since 1978.

As Broker and Owner of Smart Property Services, Inc., Colleen brings decades of real-world experience, sound judgment, and a hands-on approach to the company. Her extensive knowledge of real estate and property management, combined with her commitment to responsive and thoughtful service, has helped shape the company’s longstanding approach to serving both housing providers and residents.



Outside of the office, Colleen remains active in her community and enjoys volunteering, playing pickleball, taking long walks, swimming, and spending time with family and friends.

Stacey Caponigro began her professional career in the banking industry, where she developed a strong foundation in management, customer service, finance, and marketing. A Southern California native, her interest in real estate began early, inspired by her family’s own real estate investments and the value of building and maintaining long-term assets.

In 2012, Stacey joined her family’s property management business and has since built her career around helping housing providers protect their investments while creating positive experiences for the residents they serve. As a Realtor and Regional Property Manager, Stacey brings a hands-on, solutions-focused approach to property management, leasing, property rehabilitation, market analysis, and client relations.

Stacey earned her Bachelor of Science degree in Sociology from the University of La Verne and is a licensed California Realtor and Certified California Residential Manager (CCRM) through the California Apartment Association.



Beyond real estate, Stacey is deeply involved in the Claremont community, serving on several local boards and committees and volunteering with community organizations and events. Outside of work, she enjoys traveling, spending time outdoors, networking, volunteering, and finding new ways to stay connected to the community she is proud to call home.

With more than 12 years of experience in the real estate industry, much of it focused on the legal and compliance side of the business, Dylan brings a highly organized, detail-oriented approach to his role as Operations Manager at Smart Property Services, Inc.

Dylan plays an integral role in the company’s day-to-day operations, helping ensure that internal processes, documentation, record-keeping, and compliance matters are handled accurately and consistently. His strong understanding of the procedural side of real estate and property management allows him to anticipate potential issues, maintain thorough records, and support the team in navigating the many details involved in managing rental properties.

Known for his methodical approach and commitment to getting things right, Dylan works closely with the property management, administrative, maintenance, and accounting teams to keep operations moving efficiently. He is equally committed to fairness, professionalism, and transparency and believes that clients, residents, vendors, and colleagues should always be treated with respect.

Much of Dylan’s work happens behind the scenes, but his attention to detail and dedication to strong operational practices are an important part of Smart Property Services, Inc.’s ability to provide dependable, responsive property management services.

When he’s not reviewing documents, refining processes, or keeping the team organized, Dylan enjoys unwinding with long walks on the beach.

Winter brings eight years of professional experience to her role as Maintenance Coordinator, with a strong background in real estate law. Her experience has given her an appreciation for clear communication, organization, thorough documentation, and attention to detail, all of which are essential when coordinating property maintenance and serving both housing providers and residents.

As Maintenance Coordinator, Winter oversees maintenance requests, property inspections, vendor coordination, and repair projects from start to finish. She works closely with trusted service providers to help ensure quality workmanship at a fair and reasonable cost while keeping projects organized, moving forward, and communicated clearly to everyone involved.

Winter especially enjoys the problem-solving side of property management. Maintenance issues do not always go according to plan, and she takes pride in working through unexpected challenges, coordinating the right resources, and finding practical solutions while keeping housing providers, residents, vendors, and the management team informed along the way.

One of the most rewarding parts of her role is seeing larger or long-term projects through from beginning to completion. Whether coordinating a routine repair or managing a more involved property improvement, Winter values being part of the process and seeing the finished result come together.

Outside of work, Winter enjoys staying active, spending time at the gym, and getting outdoors and into nature whenever she can.
